APPLYING & ELIGIBILITY

Move-in should feel flexible, so here's how the security deposit works at Audra Townhomes, along with an alternative if you'd like more options.

Traditional Security Deposit

  • This deposit is fully refundable and stays on file throughout your lease, covering anything beyond typical wear and tear

  • Approved at standard terms? The deposit comes out to half of one month's rent

  • If your approval comes through on conditional terms, the deposit may run higher, generally landing between one and two months' rent based on your screening outcome

Security Deposit Alternative with Rhino

  • We teamed up with Rhino to bring you an option that's easier on your wallet than a traditional deposit

  • Rather than one big payment upfront, you pay Rhino a smaller fee, either monthly or in a single payment, and that fee covers our deposit requirement while lowering your move-in cost

  • One important detail: the fees paid to Rhino are non-refundable insurance premiums, not a deposit

LEASE TERMS & POLICIES

  • Standard Lease Term: Our top choice among residents, a 15-month lease

  • Flexible Terms: Outside of that, lease lengths typically run anywhere from 13 to 24 months, and both pricing and what's available can change based on when you move in and how long you're planning to stay

Yes! We're a pet-friendly community in Denton, TX, and pets are just as much a part of life here as our residents are. Each home can accommodate up to two pets, and while a few breed restrictions apply, our leasing team is always around to answer specific questions about your pet. Here's what to expect on fees:

  • One-time pet fee: $350 per pet (non-refundable)

  • Monthly pet rent: $25 per pet

And for our residents with service animals or verified Emotional Support Animals (ESAs), those companions aren't considered pets under this policy, so they come with no fees or restrictions attached. Just let us know, and our team will guide you through the required accommodation paperwork.

Adding someone to your lease and subletting aren't the same thing, so let's break down what each one involves at Audra Townhomes.

Subletting and Short-Term Rentals

This isn't an option we're able to accommodate. Every resident in our community goes through the same screening process, so subletting your home or listing it for short-term stays, like Airbnb, isn't allowed under the lease.

Adding a Roommate to Your Lease

We know plans change, and welcoming a new roommate partway through your lease is entirely doable. Here's what that looks like:

  1. Connect with our team: Have the current leaseholder reach out to our leasing office, and from there, we'll walk you and your future roommate through what comes next.

  2. Application and screening: Your new roommate submits an application, covers the non-refundable fee, and clears the same background, credit, and rental history checks as any other resident.

  3. Lease addendum: Once approved, both the current leaseholder and the new roommate sign an addendum that formally adds them to the lease with equal rights and responsibility.

One thing worth knowing: any resident on the lease is treated as "jointly and severally liable," meaning each leaseholder is fully responsible for the rent and lease terms, individually and as part of the group.

MOVING IN

Before Your Move-In Day

We kindly ask that you complete the following at least 48 hours before your move-in appointment:

  • Finalize your lease paperwork through our e-signing system

  • Set up service with your electricity provider of choice, then share the account number with us

  • Confirm your renter's insurance is active, with liability coverage of at least $300,000

  • Settle your move-in balance through the online Resident Portal

On Your Move-In Day

  • Meet our team at the leasing office at your scheduled time

  • We'll walk through a quick welcome, cover any questions you have, and point out a few things that'll help you get oriented in the community

  • Once everything's confirmed, the keys are yours. Welcome to Audra Townhomes!

Yes, your safety matters to us, and part of that is making sure you're financially protected if the unexpected happens. All residents are required to carry an active renter's insurance policy with at least $300,000 in personal liability coverage.

Here's what's needed to stay compliant:

  • Choose a policy from any licensed insurance provider

  • Add Audra Townhomes as an "Interested Party" on the policy

  • Submit the "Declarations Page" of your policy through your online Resident Portal before you move in

RENT & PAYMENTS

Rent at Audra Townhomes is designed to work with your schedule, so here's how the timing and payment options break down.

When Rent Is Due

Payments are expected by the 1st of each month, though you've got a small cushion through the 3rd before anything extra applies. Once the 4th arrives, a late fee kicks in on any remaining balance, based on the terms of your lease. Setting up auto-pay is one easy way to keep this off your radar entirely.

Your Payment Options

There's more than one way to handle rent here, so pick whichever fits your routine:

  • Online Resident Portal: Set up auto-pay for recurring payments, use eCheck (ACH) at no cost straight from your bank account, or pay by credit or debit card, which comes with a standard third-party processing fee

  • Cash at a Local Retailer: If cash works better for you, we'll issue a Walk-In Payment System (WIPS) card you can use at participating retailers such as Walmart, CVS, or Walgreens

  • Check or Money Order: Leave a check or money order in the secure payment box at our leasing office, made payable to Audra Townhomes

Please consider that for the well-being of our team and residents, cash payments aren't accepted directly at the leasing office.

Rent runs a little behind sometimes, and that's okay. Here's how that's handled at our community: 

  • Grace Period: Rent is due on the 1st, and you've got until the end of the day on the 3rd before anything additional applies

  • Late Fees: A late fee is added starting on the 4th, with a daily charge that can continue to build until the balance is settled. Your lease outlines the exact amounts.

  • Legal Action: An unresolved balance may lead to a Notice to Vacate, which is the required first step before eviction can move forward

LIVING IN YOUR HOME

For a minor repair like a light that's gone out, our work order portal is the quickest route. It's open around the clock, so you can log a request whenever it's convenient, attach photos and notes right from your phone, and check back anytime for updates on where things stand. Our team works through requests by priority during regular office hours, always knocking and announcing themselves before any home visit.

For Urgent Maintenance Emergencies

Call our office directly at (940) 398-6846 and press 2 for maintenance once the recording picks up. Emergencies should always go through a phone call rather than the portal, so our team can respond as quickly as possible.

An emergency covers anything that puts your safety, health, or your home at immediate risk, such as:

  • No air conditioning when it's above 80°F outside

  • No heat when it's below 50°F outside

  • A major water leak or flooding

  • A total loss of power unrelated to a known outage in the area

  • The smell of gas (evacuate immediately and call 911 and your gas provider)

  • A broken lock or window compromising your home's security

  • Structural or major damage to your home
